Wellington makes topography impossible to ignore

Many Wellington properties are shaped by hills, harbour edges, narrow streets and significant differences in level. A house may have an excellent outlook while also depending on steep access, retaining structures, stairs or a building platform cut into the slope.

In Feng Shui terms, the useful question is not whether a hill or harbour is simply 'good' or 'bad'. The question is whether the building is supported, whether movement can arrive and settle, and whether the property is balanced between enclosure and exposure.

Access, exposure and internal hierarchy

On steep sites, the front door may not be the first physical point of arrival. Garages, stairs, decks and multiple levels can create a sequence that changes how the home is experienced. I therefore trace the real movement path from street to entrance to living areas rather than relying only on the formal address side of the house.

For apartments and elevated homes, surrounding buildings, ridgelines, open harbour exposure and private-room positioning can be as important as the internal floor plan.

Before purchasing

A review can begin from the listing link, maps, contours where available, plans and photographs. If the property has complex retaining, access or slope conditions, those features should also be investigated through appropriate engineering and council information.
