Real client project: land selection and comprehensive assessment
This area guide is informed by a real Feng Shui Master You client project in the Bombay / Franklin area involving a substantial rural property.
The work was not a simple house-layout consultation. It involved land selection, house-site selection and a comprehensive property assessment using contour information, aerial imagery, site photographs and preliminary design information.
The assessment considered:
the wider incoming landform and how the site receives the surrounding terrain;
the direction of the overall slope and where movement and water naturally leave the land;
identification of stronger and weaker potential building platforms;
whether the proposed house position could create a stable inner Ming Tang rather than simply follow the regional fall;
access road and driveway relationships;
drainage, low points and water movement;
rear and side support at the actual house scale;
the relationship between proposed orientation, building form and the real landform;
landscape measures that could strengthen enclosure and support where the natural site is too open;
and whether an on-site inspection was warranted before finalising major design decisions.
One important lesson from this project is that a large rural property can look impressive on a map because it is surrounded by hills, yet the best house site still needs to be identified at a much smaller scale. Regional landscape and actual building-site Feng Shui are not the same thing.

Hills, Paparata and site-scale judgment
In this type of landscape, broad regional hills may provide a strong visual backdrop without necessarily giving close support to a particular house. Feng Shui therefore has to distinguish between regional form and site form.
A property can look impressive in a 3D map because distant hills surround the horizon, yet the actual building platform may still lack a close rear, side enclosure or level inner Ming Tang.
Paparata and community growth
Recent public planning for Paparata Reserve in Bombay includes drainage improvements, a community hub and new paths, reflecting continued local growth and investment. The reserve itself is described in local-board material as sitting on a hill with views across the surrounding landscape.
Rural land: read water before orientation
For larger landholdings, I would examine swales, natural drainage, ponds, culverts and low areas before fixing a house direction. Where water converges and immediately leaves downslope, the question is whether the site can create a stable platform and collect movement rather than simply follow the regional fall.
What to check
local ridge and slope structure;
whether distant hills provide real or only visual support;
drainage swales and water convergence;
road and driveway access;
potential building platforms;
horticultural or rural land-use context;
motorway or transmission infrastructure where relevant;
ability to form a protected inner Ming Tang around the future house.
