Auckland is a city of landform

Auckland's volcanic landscape, two-harbour setting and rolling suburban terrain make external form especially important in property Feng Shui. Homes can sit on ridges, slopes, cut-and-fill platforms, narrow driveways or sites where retaining walls and neighbouring levels strongly influence the experience of the house.

For this reason, I prefer to read the land before the floor plan. The first questions are where the site receives support, where it opens, how the road approaches, how water and drainage move and whether the building sits comfortably on its platform.

Views, slopes and access

A harbour view can be attractive, but a wide view alone does not make a property good Feng Shui. Exposure, wind, slope direction, rear support, access and the relationship between the house and lower ground all need to be considered together.

Long shared driveways, steep vehicle access, split-level homes and properties with substantial retaining can create complex movement patterns. These should be assessed as real spatial conditions rather than reduced to one symbolic rule.

Before buying an Auckland property

Send the listing link, address, floor plan, aerial imagery and photographs. A pre-purchase assessment can compare multiple properties and identify whether concerns arise from the site itself, the building layout or conditions that can be improved through design and landscaping.

Council, geotechnical, flooding, building and legal due diligence remains essential and should be reviewed separately.
